Getting Started
zInspector is a field-to-office inspection platform for residential property managers. Your team inspects in the mobile app, reports build themselves, and everything syncs to the property management software you already use. We work alongside your PM software; we don’t replace it or collect rent.

The zInspector mobile app runs on iOS and Android phones and tablets. Office teams work from the Dashboard in any web browser. We don’t recommend low-end, off-brand Android tablets; their cameras and memory often fall short.
Integrations
Yes. zInspector has two-way integrations with AppFolio, Buildium, Propertyware, Rentvine, Rentec Direct, and Rent Manager. Your properties, units, and tenant details sync in automatically, so there’s no double entry.
Completed inspection reports upload to the matching unit or property page in your PM software. Unit details and lease dates (lease start and end, move-in, move-out) sync into zInspector, so every inspection lines up with the right tenant.
Yes. Items you flag for action during an inspection become work orders or service issues in AppFolio, Rent Manager, Rentvine, or Property Meld, complete with your comments and a link to the photos. No retyping.
zInspector works on its own, too. Import your properties with a CSV file or connect other tools through Zapier. Teams with developers can also use our Open API.

Yes. Run full inspections in basements, rural properties, or anywhere without signal. Everything saves on your device and syncs as soon as you’re back online.
Move-in, move-out, periodic, annual, renewal, pre-move-out, make-ready and turns, common areas, and any custom type you build. The template editor is drag-and-drop, no coding needed.
Walk the property and talk through what you see. zAssistant captures photos, notes conditions, flags action items, and builds the report as you go, even offline. Speak in Spanish or another supported language and the report comes out in English.
Yes. With Multi-Device Inspections, your team works the same inspection from their own phones at the same time, one outside and one inside, and sees each other’s progress almost in real time.
Yes. Capture 360° images with supported Ricoh Theta and Insta360 cameras and they’re embedded right in your reports. You can reuse them to build virtual tours for your listings.
Tenants and Third Parties
Yes. Send tenants a guided self-inspection for move-in, periodic, renewal, or pre-move-out. They capture the photos and sign; you get a standardized report, synced to your PM software.
Yes. Tenants download zTenant, our app built just for tenants, from the App Store or Google Play. It’s separate from the zInspector app but shares the same account, so you manage every tenant inspection from your Dashboard.
Yes, through our partnership with OnSight PROS. Their trained professionals complete the inspection on site, and the report syncs to your Dashboard and on to your PM software. The integration is currently in beta.
Reports and Tracking
Yes. Add your logo to every inspection report in a couple of clicks. Full white-label branding, including custom report footers, is available on Max and enterprise plans.
zCompliance checks every property against the inspection rules you set, like one annual inspection every 365 days, and shows which are on track, falling behind, or overdue. Schedule the missing inspection in a couple of clicks.
